Job Description

Morgan Properties is seeking a  skilled ,  dependable , and  proactive Service Technician to join our maintenance team. This critical role will ensure the community's physical condition is maintained to the highest standards, providing exceptional resident satisfaction. You'll be involved in routine maintenance, emergency repairs, and ensuring the community operates efficiently and safely.

Essential Job Duties:

Maintenance and Repairs:

• Perform routine and emergency maintenance tasks including HVAC, electrical, plumbing, carpentry, appliance repairs, and more.
• Ensure timely completion of resident service requests, typically within 24 hours.
• Prepare vacant units for new residents by conducting repairs, cleaning, and overall preparation.

On-Call and Emergency Response:

• Participate in an on-call rotation with a requirement to respond promptly within 30 minutes for emergencies. (On-call appreciation compensation provided at $15/day.)
• Address property emergencies including snow removal, ice control, and other weather-related issues.

Grounds and Community Maintenance:

• Maintain cleanliness of grounds, common areas, and facilities through routine tasks such as trash removal, landscaping upkeep, and general cleaning.
• Conduct preventative maintenance inspections to identify and address potential issues before they escalate.
• Install, test, and maintain safety equipment such as smoke detectors and fire extinguishers.

Safety and Compliance:

• Follow strict adherence to safety protocols, including keeping equipment and materials safely secured.
• Maintain a secure environment by ensuring keys and property access are managed responsibly.

Qualifications:

• High School diploma or GED; or related training and experience.
• Minimum of one year in property maintenance or related fields.
• Valid driver's license with reliable transportation and auto insurance.
• Excellent communication skills with residents and team members.

• Pay Range: $23.00-$25.00/Hr.
